We booked my daughters wedding rehearsal dinner here and wanted to give it a try. WOW! Mauricio and Mike are great to talk with, very accommodating and seemingly determined to make sure you have a great experience. But thier food! Amazing ????. From salad, shrimp cocktail, entrees and desert... Everything was flavorful and so good!! Our new favorite Italian place. Thx Mauricio ! UPDATE Wedding rehearsal dinner was amazing. I had my first dining experience at Villa Olivetti, and it was fantastic. The staff were friendly and made me feel welcome. While I waited for my friends, I enjoyed some drinks at the bar, which were expertly crafted and well-balanced. For dinner, I ordered the Pulpo Salad, which was the best I've had in ages, and the grouper was equally delightful! I truly enjoyed every dish. I would definitely recommend this restaurant!
The fixed price of $32.95 per person is deceptive. While the food was decent, the drinks were only a few sips. We felt overwhelmed and misled, believing our total would only be $32.95 per person, but there were several extra charges on the bill. The whole experience felt quite shady. I will NOT be returning to ANNEX. Make sure to thoroughly check your bill; it left us feeling frustrated instead of enjoying our time!
Their fixed price of $32.95 pp is misleading. Not only was the food just adequate at best but the alcohol beverages were 2 sips. They even overcharged us. We were fooled to believe that what we ordered was $32.95 pp. they added a-lot of extrapricing. Very shady. ALSO The food portion was on the skimpy side for the price. WILL NOT GO BACK Triple check your bill. We were ripped off big time!!!!!!

First time here for dinner. The staff was friendly and inviting. Had some drinks at the bar while waiting for friends to arrive. They were made well and balanced. Dinner was delicious. Pulpo salad was the best I've had in a long time and the stuffedgrouper entre was delicious! Really enjoyed everything. Definitely recommend
Wonderful Bridal shower Villa Olivetti in St. James this past Sunday. The food was delicious, staff was over the top attentive and gracious. Have to say one of the best experiences I?ve had in a very long time. I?ll be back soon to share this gem with my family!
Had my Dad's 60th surprise party here and boy was he surprised! It was perfectly coordinated with the staff. The staff is absolutely wonderful and go above and beyond for their customers. The food is great also!
Outstanding experience! The service was exceptional, the food was tasty, and the prices were fair. This is undoubtedly one of the best Italian restaurants I’ve ever been to.

Had a baby shower here. The food and service was excellent. There were six entrees to choose from which is very rare. Staff was very accommodating for last minute changes.
